Important results from the project

"Femprocentmodellen" is a housing model aimed at the Swedish BRF market. The aim is that structurally homeless individuals can get homes in newly produced housing by letting 5% of the units to a value-driven organization which then rents them out second hand. The objective of the work has been to ensure the scalability of the model business-wise, legally and organizationally and to spread knowledge about it to the commercial side of the housing industry and municipalities´ development offices.

Expected long term effects

When displacement effects and segregation increases, while society does not solve the housing issue for everyone, more initiatives are needed to meet the challenges. "Femprocentmodellen" gives BRF-developers the opportunity to contribute to reducing structural homelessness in their new production. The aim is to help people who, despite living a socially and economically orderly life, have ended up outside the regular housing market and to counteract the society´s increasing segregation.

Approach and implementation

"Femprocentmodellen" develops a project set up in Västerås. After analysis of the project, discussions were held with Stadsmissionen and with representatives of the housing industry. Based on this, new target images for feasibility and usability were formulated. To ensure the functionality, we enlisted the help of experts. Legal issues were investigated by expert lawyers and the real estate economics of the model was done in collaboration with experts with extensive experience in the field.
